Our rental building was sold last year and the new owners are pricing many existing tenants out once our leases are up, so we've decided to begin our search for our first condo in the city. The East Side seems to be the most affordable area for us now, but there isn't a lot in our price range - condo under a million with 800+ sq ft. 411 East 53rd has the size we're looking for and it's in an area we think we'd be happy with. Has anyone had any experience with this building? We saw a few apartments at 215 East 80th Street, but a recent Google search turned up a message board for the building. Seems there's a long and expensive reno taking place in the lobby. Also seems to be a large number of sponsor units (the apartments we saw were sponsor units). Does anyone know anything about this building. We aren't completely new to this - we were outbid on a few apartments in 2005 and 2006 and gave up, but now we're older and feeling more cautious about where we end up. [less]
215E80th converted in 2002. As of 2010, the sponsor still owned 42 of the 146 units, or about 30% of the common interest. (Plus another 8% for the garage.)
Since then they've sold two and have three on the market, as non-purchasing tenants vacated.
An old ad says the lobby/halls assessment ran through 2011.
Thank you, NWT. We visited 215 East 80th 2 weeks ago and the lobby was unfinished, but we were told the assessment was over. The high sponsor presence seems to be an issue for our bank.
411 E. 53rd St. is in a great neighborhood, with lots of shopping, restaurants and within walking distance of movie theaters and even the theather district on a nice day. Convenient to have a D'agostino's right in the building plus Whole Foods is opening on E 57th street in August. Very convenient yet quiet neighborhood, my only concern would be the traffic from the exit on E 53rd Street of the FDR Drive.

Thank you, RealEstateNY. Two different areas on the East Side, but both meet our needs. Looks like we have some decisions to make.
