Up and Coming Areas in BK

Folks, In your opinion, what's the next up and coming area in Brooklyn? Would it be Crown Heights/Bed-Stuy? I'm looking for a one or two bedroom close to an luxury style apt. Looking to pay max $425k. I feel like I'm being priced out, looking at more desirable areas like Forte Greene, Williamsburg, Cobble Hill, etc. Any info would be greatly appreciated.

You can definitely get what you're looking for in Crown Heights/ Clinton Hill/ Bed Stuy.

Crown Heights/Bed Sty... NOT

just because some idiots bought in that area, does not mean that anyone else will buy there until the next bubble makes it's way

you can look on Carroll Gardens/Cobble Hill (west side) or in Gowanus (Park Slope next to 4th Ave).

Windsor Terrace is affordable and has been a great neighborhood for a while and you have Prospect Park as well as Park Slope a stroll away.

Ditmas Park/Kensington are areas that have been stable and good for years and with your budget you should be able to get a good 2 bedroom.

if it didn't up and come during the bubble of the century, it won't for another century.

Have you tried Windsor Terrace? Stick to the old boundary, which places all of WT on the Park-side of the Prospect Expressway.

There's not much new construction there but if you like renovated pre-war, facing Prospect Park (on the south side), you should be able to find a nice place in your price range.

Clinton Hill is up and coming. Overflow from Williamsburg crowd.

I would NOT say that Cobble Hill is "up and coming." It was maybe up and coming 10 years ago, but now it's about a yuppie as Manhattan (or at least, Brooklyn Heights). I should know, I've been living here for 7 years. All you see here is mothers pushing their babies around in $800 strollers. Carroll Gardens, maybe slightly less so. You might find a SMALL 1BR in Cobble Hill for $425, but certainly not modern/newly renovated/luxury style.

But really, to get your money's worth (long-term investment-wise), you have to go elsewhere. Another vote for Windsor Terrace, Clinton Hill, "south" Park Slope, "east" Williamsburg maybe.

Are you aware of NYC's seasonally adjusted unemployment rate trend?
Sep 2009: 10.0% (recession peak)
May 2010: 9.7%
Mar 2011: 8.8%
Dec 2011: 9.1%
Jan 2012: 9.3%
Feb 2012: 9.6%
Mar 2012: 9.7%
...

Brooklyn Q1 sales report also suggest that increased in distressed sales are having some effect in the cheaper neighborhoods; that's where it usually start right? With the robo-signing issue settled, foreclosures will be rising. Brooklyn is still especially inflated, and have the most to drop IMO.

Everything that might be "up and coming" has already arrived. If it hasn't, it's not going to.

There just isn't any more land to carve up into yet another neighborhood name.
Those parts of Brooklyn were called: South Brooklyn, downtown Brooklyn, Red Hook.
Williamsburg was called Williamsburg back then but nobody went there.
Crown Heights and Bushwick too.

Brooklyn Heights was the only nice,safe place.

Williamsburg is the most transformed area, and now the more upscale crowds have followed the developments.
