Any thoughts on this area? Crime? Value? Near the Q-Train, doesn't seem to bad.

The Q and the B. But the B doesn't run on weekends, so only Q service on Sat and Sun.

Do you want a house? There are a lot of big Victorians in Ditmas Park. Some co-ops too but nearly all are no-pets, or at least no-dogs.

Not much new construction that I know of.

It's a low-crime area though. Nice houses with pretty lawns.

Friend of mine lives in waterfalls and likes it. I wouldn't say the area is crime free though... Ditmas borders some "borderline" neighborhoods. I don't think its an unsafe place, but i do think a female walking home from the subway at night would stay very aware of her surroundings...

if you want to live in Ditmas park, you live below the train. it is significantly safer then above.

1130 OA is an "armpit" of neighborhoods. you are not in ditmas park or flatbush or midwood. there's nothing around you.

its a beautiful neighborhood, i was shocked when i saw the obscene prices people were getting for their houses.

nothing is overpriced, everything ends up selling for what someone is willing to pay. I guess i was shocked that people were paying millions for these houses, that to me are no where near anything. I thought i would get a deal there since i am further from the city and no real neighborhood amenities. Very residential, Its a different lifestyle, not for me, but that doesnt detract that it is a beautiful area, no 2 houses are a like, full of Victorian Construction, and just plain nice. Very suburban feel, and a hidden gem area. But those who know and have the money end up moving there. Im really just mad i dont have an extra 3 million to get the victorian i want over there.

mh330 is right about that neighborhood not being very safe. Certainly not at night and not so much during the day.

angeloz: That still would not change the area. Shopping on Flatbush ave. or over on Coney Island Ave. leaves a lot to be desired.

this neighborhood is still bubbling. had acquantences sell the apartment for $237 in '06-07. the guy did nothing to it and had the maintenance increased by 20% and sold at $280K in 2010.

i wonder what moron bought it.

I guess the area is appealing because of the commute and the public transportation. Just seems like good value and some of those three BR in 1130 Ocean Avenue look very nice.
