3 into 2 Reno?

Since the square footage remains the same, I guess it depends on the layout. I would prefer a 2-bedroom with better layout than a undersized 3-bedroom,IF there is only one bathroom. If I am looking for a 3-bedroom, I would want to see the living room and the kitchen is big enough for a 3-bedroom and a minimum of one and half bath.

faclo, If it is a real 3 bed room, you will kill the value unless it can be easily reconfigured into 3 bedrooms.

It comes down to usable space. The fact that the apartment has been legally configured into 3 bedrooms will always be of greater value than a 2 bedroom.
