Section 8 and Rent Controlled Tenants?

Does anyone know how I could find out how many section 8, rent controlled and rent stabilized tenants there are in a building? I'm thinking of buying a condo, but I am afraid that the owners with below-market tenants won't kick in their required maintenance.

The mix of controlled, stabilized and market-rent tenants (and vacant units) as of the date the final offering plan was submitted to the AG should be in the black book somewhere. Finding and deciphering the disclosure may require some detective work, inference and cryptology on your part. It might be mentioned under "Special risks"; alternatively, the rental status of each apartment may be coded on the price list.

Another concern is that the information may be stale. Is it a new conversion? Do you mind disclosing the address?

It is not a new address. It was built in 1959, and it is in Forest Hills/Rego Park, Queens. I can't be more specific right now.
