Hello! I am looking to get answers to some pretty specific questions about the physical condition of a co-op. I think that the super of the building itself would probably be the best person to talk to, but I'm not sure of the best way to get in contact with him, and perhaps people here have some other ideas. The type of questions I'm looking for answers to are: When was the roof put on? How much did it cost? When was the roof last repaired? How much did it cost? When was the current boiler installed? How much did it cost? When was the current boiler last repaired? How much did it cost? When were the windows installed? How much did it cost? What type of pipes does the building use? When is the building converting to gas? How much did it cost? When was the elevator put in? How much did it cost? When was the elevator last repaired? How much did it cost? When was the lobby redone? How much did it cost? And so on. Any help would be greatly appreciated. :) [less]

Managing agent is the source for answers to these questions. If you are not the owner, the MA may not want to talk to you, but if you are a bidder the owner should be motivated to either get the MA to answer or have the seller's agent ask the questions on your behalf.

I have checked the DoB, but certain info isn't available there.
It should be in the minutes, Daniel. Your attorney will look for it when he reviews them.
Permits for facade work,other building permits are on the DOB website. Click on the permit section.
You're doing well, Daniel. Good question. Those are the type of expenses that cause assessments.
Daniel, you need a good RE lawyer who specializes in Manhattan co-ops. That's the info you should be soliciting here. Also, Ms. Ali Rogers from DG Neary Realty very kindly offered to counsel you for the price of a coffee; contact her.
From what I've gleaned from your story, I'd suggest that you do a modest rehab on the kitchen & bathroom & put some money aside toward future assessments, since that is how this building deals with any new expense. I also strongly urge you to find a good financial planner as KyleWest suggested & listen carefully to what they advise ~ BEFORE you proceed with this purchase.
I do now have a lawyer, and he is reading the minutes and doing the rest of the due diligence, as per normal.
I have also spoken with an independent financial advisor, and he gave me some very positive input. He did not recite exactly how much to put down, but he gave a general overview of the picture, and it was encouraging, not discouraging.
I have also both emailed and spoken with Ali, she was very nice and helpful.

Thanks as always drdrd for the shout-out. Daniel and I spoke this weekend; he is a first-time buyer with many questions, but it sounds like his Big Firm agent is doing a decent job, so I'm not mopping up after someone, but just providing an add'l friendly voice.
