I'm American but live abroad and am looking to buy a 2 bedroom investment property in Manhattan. Any thoughts on this condo? Thanks
Start a thread asking for response on "investment properties in Manhattan" and then put the buidling in the text body. You will get a lot more response.
It's a nice building with nice amenities. I considered renting here. The only reason we didn't, is because the owner couldn't move out in time for our start lease date.
I am a fan of the Centra. Relatively low rise and post war condo - it's a rarity on the Upper West Side where many buyers are looking for pre-wars (which are nearly all co-ops). Will be very appealing to renters. Overall a strong choice as an investement property in my opinion.
Price to buy 2BR/2BA is $1.2-1.4, rentals seem to go for c. $5000. Add the maintenance and do the math.
lakhaa, I'm in a similar position and was recently considering a few places. I could pass a list on to you. are you open to other suggestions? does it have to be a 2 bedroom, or are you just looking for a good investment opportunity?

Mikewalkerman, primarily we're looking for a good investment opportunity, but would also like the option to use the apartment at some point, hence the 2 bedroom. Yes, I'd appreciate any suggestions, thank you!
Lived there for many years since building opened. Sold and moved due to NUMEROUS issues with the way building being run. Remember, the sponsor still has a great deal of control since he owns all the commercial space, guaranteeing him seats on the Board forever. There is no freight elevator and the 2 passenger elevators not sufficient. No elevator access to health club and children's play room; only access through stair case off the lobby. Garden not too useable since exhaust from stores vent into the entrance of the garden. Garage price steep compared to others in the area; stacks cars with lift. Garbage removal through the garage to the W 88th St. pick up site at the discretion of the garage owner, the sponsor. Still game? Check that the bathrooms totally gutted. Put in sheet rock rather than water proof board in showers/tub areas in most apartments.
lakhaa, there were three that I was seriously considering. I am now in contract on one, and my third choice also just went into contract. The other one was only a 1 bedroom. IMHO, 1 bedrooms in Manhattan make the best investment properties, but if you are looking for a 2 bedroom, this is probably not the place for you. Let me know if you're still interested in hearing about it. BTW, what is your budget?
