Hi - I am soon to be a firs time home owner, and I am in need of some small renovations. The items that I would like to do: - Fix & Stain hardwood floor - Paint - Maybe add crown moldings (depends on cost) - Install a new bathroom vanity. I will be moving to the upper east side, and was hoping for some recommendations. Unfortunately, I do not have an unlimited budget, so looking for a good GC that does not totally break the bank. Thanks for the help!

Most charge an arm and a leg. I have a very well respected contact who would have no problem painting your apartment and installing the vanity. The molding and fix/stain of flooring, would have to be looked into. Better to paint first though before the floors are done. You can contact me directly if you'd like the info.

Will the winner of this race to the UES be the se longtime favorite, Primer?
or the new to the track, Arx and stephen?

Is it common practice for the management company to require:

A certificate of insurance evidencing a minimum of $1,000,000.00 commercial liability naming xxxxxxxxxxxxxxxxxxxx as additional insureds. The certificate holder must be the Shareholder of record and must have their full address & Apt. The certificate must also evidence workers compensation insurance.

Is this easy for a contractor to obtain?

Yes it is, almost every building in the city requires it. Some building require home improvement license, Lead paint certification...
This is not a problem for a contractor that is insured, the certificate can be obtained the same day.

1st Estimate -

Fix, Sand & Stain floor - $5 per sq foot.
Crown Molding on a room 19 x 11 - $1500

Do these prices seem very high? I thought the floor should be 2 - 3 per sq ft. I can go buy the crown molding in Home D for less than $100. $1400 to install?!

I did not get the quote on painting yet....
