Discussion about
Hey brokers - putting up a listing and omitting the maintenance/cc doesn't (IMHO) trick house hunters into seeking more info directly from you. Like a teaser. No, what it says to me is, " the maintenance on the listing I just got is so godd#%^ high that if I put it up no one will even look at the apartment." I won't embarrass anyone, but there are plenty of examples out there.

I found just one listing for a coop in Manhattan that didn't include the maintenance:
http://streeteasy.com/nyc/sale/668752-coop-405-west-23rd-street-west-chelsea-new-york

There's also a handful of condo listings - maybe six - where the common charges aren't shown. It's possible the CCs haven't been set yet for several of them.

This reminds me of those imbeciles on Zillow who post photos and floor plans and prices but then tell you it's an "Undisclosed Address". Leaving out the three most important things about a RE listing -- you can't be serious.

Yes 000, that's another one. I have seen it on SE too. I never got the point of that little trick. That one is up there (sorry to repeat my previous rant) with no information on pet policy for a building, or listing a building as "pet friendly" only to call and find out they don't take dogs. BTW I actually got a nasty email from a broker on the last point who said I had no right to criticize this issue, as "industry practice" is to consider a building that accepts cats as "pet friendly." ((Sorry, didn't mean to go there again.))

Seems all the more silly to omit monthlies since with steeeteasy you can just click thru to the building and poke aroung other listed apts to get a feel for the fees

While we're at it my fav is when you click "additional details ..." and you are expected to create an account by registering. The nerve. Maxwell Jacobs, I'm talking to you!

Other brokers do that nonsense about registering to get info. Wait until real MLS hits NYC and breaks up that monopoly they call REBNY. Registering for web info. Please. Welcome to 2012.

Just as stupid as when they only show pictures of the building exterior, lobby, and/or common roof deck.....

Thanks Matson - that is another one that really gets me too - the roof deck is always one I love, I think they sneak that in so you think that's your iew - yeah, for apartment 2R. Years ago I lived in one building that had a lovely roofdeck with a view (415 E 52) and the only time I went up there was when I was pre-purchase.

midageguy: My mistake. The way I ran the search, I missed listings where the maintenance/CC field hadn't been filled in at all.
