Thumbs Up Thumbs Down

here's a recent close in LIC at 449 $ psf:

http://streeteasy.com/nyc/sale/530756-condo-5009-2nd-street-hunters-point-long-island-city"

Give me a break.
This unit was not sold. It was a transfer of ownership between the developers.

I make you a deal. You find me a new development in Hunter's Point, LIC for less than 500 psf, i pay you a commission.

"LIC ppsf now is around $750. The haters here continue sounding stupid.
About ready was a terrible poster- bad advice, obnoxious, and disrespectful. And now shown to be a hypocrite."

Closing in the past 2 years speak volume on LIC. There really isn't an argument anymore. The idiots here are slowly leaving over the years (example aboutready,w65tstreet).

30 year fix at 3.625%.
Rent at record highs in NYC.

Yea, go learn from AboutReady and W64thstreet. Folks that listen to their logic the past 3 years are now in the poor house shelving out 2007 rent prices.

Is the View a typical LIC building? Or are the other 2 more "normal"?

Powerhouse and the view are the 2 closest condo (NEW DEVELOPMENT) by the water.
The one you posted (Citylights) was built in 1997 (15 years old).

Hunter's point condo is far from Gantry Park and personally i won't even want to own anything across Jackson Ave.

Here's a few more NEW DEVELOPMENTS..

And yet prices decline *again* last quarter. Manhattan median 24% below peak, 28% in real terms.

Yes, it has been extremely painful to be proven right, and see things considerably cheaper than they were a few years ago.

The pain, the pain.

What would have been worse? Buying in LIC on May 1, or buying stocks on May 1 as swe suggested?

" (6) air, auto, and train transportation, "

With regards to funding these things through taxes and then "benefiting", one of these things is not like the others.
