Hello all, I am looking at putting in a loft in a unit without a loft. The sales listing has a current layout of the unit and a layout with a loft if one wants to construct one. Before I go making an offer, I wanted to know a rough idea of how much it will cost to construct a loft. The layout I am looking at is: http://img.streeteasy.com/nyc/attachment/show/746382-244-madison-avenue-new_york.gif Thanks for any info you can provide.
First, check w/ the managing agent. Many bldgs. don't allow lofts.
When I was planning something similar about 10 years ago, a neighbor told me that it would be cheaper 9and better) to use those cabinet companies. Although it was counterintuitive at the time, I think Manhattan Cabinetry actually gave the best quote, compared to the contractors I interviewed. It was in the $10,000 range for a 3'x6'-ishi loft, I believe--but I ended up moving without reno'ing, so I don't remember the exact figure. Good luck.
bobnay,
I have completed 3 projects at 244 Madison, two of which did have lofts. I think a loft around that size would be around 10k
A lot depends on the stairs and the flooring
That's one of the more unpractical layouts in the building, with the bathroom from the next unit protruding into the apartment. Most of the other layouts I have seen have the loft extending across the breadth, this one is like having just a loft bed, so you might as well get a loft bed. Also other units 600 sqft or more, having a loft in place ALREADY, have sold for significantly less per sq.ft.
if my memory serves me correctly that is the same layout as one of my clients. They had the loft in the living room going into the closet area
