Area seems like pied a terre land- quiet and upscale. Not much foot traffic unless you go east to 3rd.

North facing apartments look directly at the brick wall of the Park Avenue Armory.

Maintenance looks high- likely due to no retail rev.

Think the mkt is limited for potential buyers in this building.
