Dear Street Easy folks, I have fallen madly in love with an AMAZING apartment. I'm a student, so I don't have my own money or a job. However, my parents are sitting pretty and they are tired of burning money by renting in manhattan. (The total monthly payment of the co-op is 500 less than my rental, even though the new place is pre-war, has a doorman, a w/d in the unit...i could go on!) The down payment is super manageable as well. My dad is currently my guarantor at my rental in the city. I am a real estate neophyte, but even I know that a Co-op is the less ideal situation. What are the various possibilities here? Any help would be greatly appreciated!
As for co-ops, it depends on the particular building. Some allow parents to buy for the children, others do not. Boards are particularly concerned about students who have "no skin in the game" when it comes to being responsible tenants. A board doesn't want to have to track down mom and dad to rectify problems. Other building (see some in the NYU are, for example, are very willing to abide such arrangements. Condos generally have no rules in this regard. Sorry, but for now you are kind of like a pet: some buildings will permit you, others will not.
