how easy it to convert a 1 family to a 3 family? how about a 3 family to a 1 family? a 6 family to a 3 family or 1 family?

It's a pain in the rear. Lay-outs, kitchens, bathrooms, electric, DOB...

Converting 1 family to a 3 family is not easy, there is a lot of work involved and it's costly, downgrading from 3 to 1, 6 to 3 or 1 is much easier.

Oh, so you want to buy a 1 family house and convert it into a 3 family house. I've seen some Victorians converted that way. Not easy. Only if you need to, for moving in your elderly parents or family that you take care of.

PawnHarvester and Arx know the work involved isn't worth it, otherwise.

To elaborate on what Arx has said, it is definitely much harder and much more expensive to convert from a 1 to a 3 or 6 because the codes change and you have to comply with MDL, Multiple Dwelling Law, accessibility issues, sprinklers,etc...not to mention installing bathrooms and kitchens for each unit, and fire-rated assemblies between each unit.
