Discussion about
I've been wondering about this--I notice there are some listings that just became unavailable, but there is no subsequent recorded sales info. Does this mean the property was simply taken off the market or does it mean the sales info, for some reason, was not posted? This happened to quite a few properties I was watching. Some of them were wildly priced while others was decently priced, but was sitting for long.
If a closing occurs and the requisite city filings are made, then a recorded sale will eventually show. If the apartment is in contract or taken off the market it may be indicated or not. That's my understanding, at least.
Do all closing get filed with the city? How about those listing that never entered streeteasy while it was on sale, would those listings be recorded if they are sold?
I suspect those I'm asking about are really just taken off the market because they are not selling.
The ACRIS database of real estate related filings has nothing to do with streeteasy. If it is filed with the city it appears in ACRIS and the ACRIS data is imported by streeteasy. Again, I'm no condo expert, but coops must be recorded and I suspect all real property transfers are similarly recorded.
