Actually, this sale smacks of money laundering. 2 days on the market and price is cut 24% And the carefully constructed sales message sounds like code:

It's a first floor "medical space" , so a medical space layout , with a remnant of a kitchen. obviously will need more than "TLC" to bring it to residential apartment level, so add $$$ to do that

Nothing, other than ground floor + gut job should be considered in pricing places. There
is a ground floor classic 6 at 210W78 that is priced at a huge discount relative to higher floor apts.
Same reasoning.
