Discussion about
What is the average maintenance paid per sq foot in UWS? $1.50 to $2 per sq foot? Likely higher in doorman buildings. But for a non doorman building, does $1.60 a sq foot sound reasonable? TIA
1.6 psf sounds high for non doorman bldg. That rate should be more in line with decent (but not prime) full svc bldg.
Don't know if it's high but I pay about $1.35 for a full doorman 500 plus apt building. But then I'm in a big building.
For these 40 UWS for-sale 2/2 co-ops with 4 or 4.5 rooms, the median is ~$2100, or $1.68: http://streeteasy.com/nyc/sales/nyc/status:open%7Ctype:P1%7Carea:136,137%7Crooms%3C5%7Cbeds:2%7Cbaths=2
Can't tell which don't have doormen, but their median would be lower than that, and there aren't many of them.
Square-foot figures are vague or not cited for a lot of co-ops, so figure low $500s per room as not being out of line.
used to be $1.8/sqft, but we voted it down to 0.25/sqft
what did you do? switch off elevators, no lights in hallways, take your own trash out, rent out basement to a club type of things?
We have seen our maintenance rise 25% in the past 4 years. This has been driven almost entirely by increases in taxes (our building taxes have doubled in the same time), and increases in fuel costs, water/sewage bills from the city. Those 3 items combined make up about 80% of our budget. We are a non-doorman prime UWS building in great condition, no doorman, live-in super, our maintenance is around $1.30 - $1.60 psft depending on the floor (higher floor = more shares = higher maintenance).
