Tenants move in and they move out quickly. Poor services and sloppy building housekeeping make for short tenancy. Should hot water really be an issue?

This is the building where columbiacounty saw an apartment with a window in the shower.

No one stays in this place more than a year. The collect top rents and provide no services.

Management is so focused on chasing out rent stabilized tenants that they reduce services that those paying big money want

these comments are completely without merit, in fact, most tenants renew their leases!!
the other comment is obviously from a rent stabilized tenant.

AFenton: We were market tenants last year and definitely moved due to all of the above issues... They increased our rent by 25%. So I'm sorry to tell you that this is in fact NOT without merit. We also know two other market-rate tenants who moved out for the same exact reason...

Ok, so you are the broker I assume and as such you clearly want the conversation to go another way... but accusing "rent-controlled tenants" for disparaging posts on Streeteasy isn't the way to go about it.

The truth is, it won't take you very long to find out (if you keep posting such charges) that there's a fairly long line of us market rate tenants who have had this experience.

I suppose given time, if very real changes take place in the building itself, including the "brown water" problem, raw sewage smells, poor super, spotty maintenance, constant construction noise, and the implementation of professional management practices, 98 Riverside could be a wonderful place to live... and as such the posts will begin to reflect that.

You might be better served addressing the direct concerns that appear in many posts here on Streeteasy point by point. This place also may not be worth staking your professional reputation on? The other thing you could maybe do is have management put it in writing on the leases you offer... Something like, there will be no rent increases for 2 years or so. And then after that maybe only 2 to 5% percent... It's just a thought.

Until then perspective renters should be very cautious.
