I just left a place that was a five-storey walk up, with no AC and old crappy finishings. It had some really nice features, like 20 foot ceilings, that was $3400. If you want something that does not have warts I would think that you need to get in the $4000 range, unless you want to go to financial district. East village also has some cheaper places, but usually older.

I have an app in on my studio-with-home-office listing at 20 West, but I believe there are similar units in that building if your clients will do FiDi. They might find if they will take an unwindowed "bedroom" they will get everything else on their list -- large units, good closets, high-end finishes, high-amenity buildings, etc.

Everything I've seen in more prime downtown (Chelsea/West Village) lately has been small, junky, or $$$.

I agree with front_porch. Even studios are really expensive downtown. (They're usually over $3000)

Try a non doorman building in a month after summer craziness is over. Coop rentals may also be available which are typically cheaper as you typically can not stay there for more than two years and have to go through the board process.

you can get a one bedroom in stuy town for under 3500. thought the apartments are way east, they are large, clean and safe.

they are TINY, barely above 600 sq ft. about rents skyrocketing, i know of a couple renting on the 2nd building, same floorplan, and not a high floor for $4k/month back in 2008. not all rents are increasing it seems. on top of that, the area improved from what it was back then, 4 years ago.

If you want to go East Village, Ageloff Towers usually has large, prewar 1BR for ~ 3K. Coop but lenient rental policy.
