There are a TON of 3 or even 4-5 bedrooms, especially if you want to rent part or all of a brownstone. You can get a true 3B 2Bth for under $3500 walk up and more than that doorman. Its pricier than it was a year ago, but below 2007/early 2008.

I don't know if it's that easy to put up a wall to make a third bedroom, but inquire.
