LOL - Price chops at Beekman Regent

This is hilarious. In light of research, now every time I read the description of this building, I think it was written by W67th as a joke. This apartment was listed for $14,500 in mid-March; now asking $10,950. Still needs to come down a few thousand before anyone with a brain should consider it, but I have to hand it to the landlord for continuing to try to and find the next foolish renter. This building is becoming a case study for me.

Brings up a real issue with Streeteasy's rental history data; when you pull up the building and look for available rentals, the list does not have current asking price, just the absurd original asking prices. This is a real disservice to renters who are looking for reliable data. I have no idea what RENY was thinking when he first defended the asking price based on comps, but if we assume that he was defending in good faith based on what he actually thought were real comps, then I fear for others who might be similarly misled. I am just fascinated by the absurdity of these asks in light of what this building actually presents - "state of the art gym?" Maybe state of the art for a middle class midwestern family home gym (I am from the midwest, and the gym in this building reminded me of my parents' home basement gym).

That would be the topper - my octogenarian father is getting a hip replacement later this week. Should give you an idea of what their basement gym looks like.

Nada - Personally, I would put it at $8500 with a guaranty from LL that temperature controls work properly. If temp controls do, in fact, work, LL should not have a problem writing that into the lease. Then again, given all the smoke, I would worry about ability to actually exercise right to get out of lease if it turned out AC and heat were faulty - I would have to prove systems were faulty, and it would be a drag to keep track of temperature on a day to day basis, as well as get a member of building staff to come up and document it, not to mention having to live in uncomfortable temperature in the interim, so that would cause me personally to insist on a lower price point to compensate me for that risk. In terms of what that actual price point would be, I would have to look at competition at the time I was looking, timeframe, etc. How is that for a wishy/washy answer? I would be curious as to your assessment and would defer; as I noted on another thread, I wish you would get into the business.

Truth - I have just gotten into that show and Fredrik is my fav. He is hilarious.

Not really a market I know well, but $8500 sounds about right. Not a "deal", but about right.

On me getting into the business, thanks for the vote of confidence. I doubt I'd enjoy it, and my rate is probably too high. So I'll have to stick with the peanut gallery here on SE.

this is one of the main reasons that streeteasy isn't nearly what it is cracked up to be.

Another thread had put me in a cynical mood; just made myself happy by checking on this apartment and seeing that it is still not rented. This landlord had some busy rich tenants living there for $11,500 per month. Landlord decided that it would be financially savvy for him to get a few extra thousand dollars from them by engaging in some dishonorable conduct. Rich tenants shrugged their shoulders and moved out. Landlord gained approximately $6000 by cheating; Landlord's cheating has cost him at least $69,000 in lost rent to date. Makes me feel better.
