Discussion about
Wifey and I are thinking of renovating our Junior 4 into a proper, but small, 2 bedroom. About how much time are we looking at after the plans are submitted to the DOB before we could start work? We have not hired an architect or contractor yet. just wondering about time. On another note, I went on the DOB website and found no mention of a fee structure for filing permits. Does anyone know how much it will cost?

Typically for a Alt II application, you should plan for at least 4-6 weeks sitting in the DOB. The time before that depends on how fast your architect and expediter can generate the documents and how long your building will take to approve. Are you in a coop or condo? On a fast track, from design to DOB approval, it most likely won't be sooner than 3 months. The DOB filing fees are based on the scope of work. Our last full gut on an apartment about your size was about $800, plus some permit fees, you'll probably be around $1000. You'll also need an asbestos inspection/report which usually runs about $500-$600. Feel free to email or call with any other questions.
