Limits on condo use (roommates)

Can a condo board do anything if I were to purchase a 3 bedroom condo and let two of my friends live in the spare rooms? Is this allowed? Do they need to be approved by the board?
Look at the building policies you agree to when you buy the place. You are probably fine. Keep in mind: 1. (consult a tax advisor) this is likely income 2. it will be very hard to evict someone.
I heard there was a law in NY that would allow anyone to have one roomate regardless of co-op or condo rules. is that true?
How would that relate to a second roomate though?
and what constitues a roomate? someone with a rental agreement?
@pier45-if it is against the condo rules ie if they are not allowed to rent out 'part of the apartment' why would it be difficult to evict someone?
We have fairly clear by-laws preventing the rental of "part of the apartment" but it appears common that owner/residents have roommates. So it seems there are ways to do it as long as you fly under some of the formalities (such as rental agreements,etc) that could actually protect you.
NYC my comment was for the owner who rents out a room. It's hard to evict roommates in the city because you have to go to court like for any other eviction, with the twist that the person you're suing to evict is sharing your couch/kitchen/etc.
Even if the condo goes to court and orders you to downsize your little real estate empire, you are still in the same condition as above if the roommate is not willing to go quietly.
Or to evict you could just start parading around naked.
