Similarly, this couple's aspirational price (like Zillow's "Make Me Move" price) probably wasn't a moving target, so the bubble engulfed it. Have they gotten any offers lately?

to the last question, yeh they just moved into their new dwelling 1.5 months ago, was at their previous location for just under a year... they're empty nesters (work part-time, though speaking to them i think it's more for keeping active than $ reasons), but prefer a large space 3+ br since their grandkids (from all over US/UK) like to visit nyc often..

alan; we know well on this board that there is a sucker born every new york minute. so why not put the place up for an aspirational price and see if there is somewhere out there with no RE knowledge ready to listen to the broker mantra: buy this or be priced out forever. It should be known as the PT Barnam method of house trading.

I just mean that in a rapidly rising market, yesteryear's aspirational pricing became the next year's underpriced property. Unless they were sophisticated enough to make it a moving target ... in which case they might never have sold!

But yes, if pricing is kept aspirational and you happen to hook that one sucker who gets mesmerized by the photos of your family or whatever you have in your apartment, you luck out.

These guys should be a broker's dream.

Say prices went up 3x over the past 20 years: works out to 5.6% a year. Say each flip costs 8% in transaction costs. At the pace of 12 every 20 months, that eats up 4.8% a year. A normal person transacting 2-3 times would have only given up 1% a year.

Now maybe these guys selected places that outpaced general growth. But they'd have had to do so at a pace that was better than the market to the tune of 3.8% each & every year. Over 20 years, that menas they would have had to have seen an underlying increase of 6x just to break even w.r.t. a 3x increase and a more normal holding period.

In other words, what AH said.

I like to move, and did so frequently (very) before I owned. But the hassle of the transactions, constantly maintaing a property at "show level" would be enough to give me hives after the first few times.
