2 millions to buy a place?

Hi, if you had a budget that stretch to 2 millions where or what would you buy in New York? The place would have to have at least 2 bedrooms / 2 bathrooms, and no awful views. Prices are everywhere, they don't make sense when you look at past comp. Any place where you think the sellers are reasonable? I would love to spend less than my budget. Thanks. PS: Please no insults, or messages to tell me I am an idiot to buy in this market. Just honest suggestions if you have time.

It would help if you can clarify what you meant by "no awful views." That can mean so many things. Some might be tempted to suggest you remove all the mirrors or get rid your partner before moving in. Some people here even think children are an awful view. Not that they would suggest leaving your kids behind, but they cannot give you good honest suggestions without knowing more details about your family situation and preferences.

Viran--you might consider Morningside Heights and Washington Heights. There are amazing river views to be had and prices are more budget-friendly than 'prime' areas further south.

Save your money, instead of $2MM in an apartment, you can rent the equivalent apartment for $4K / month, and put the balance of the money in Sprint.

That is such a sad comment. Has everybody lost their minds? 2 Million is a lot of money, and when we forget that, a national debt of 11,253,544,111,262.38 doesn't sound that bad.

You can get a great place for two million but you have to give up something. You'll either give up high floor or river views, etc but if you just want light, newish construction and amenities with around 1500 square feet there are tons of choices. Once you want top notch views however you'll be over 2 mill and easily.

The same way I suggested Spring Creek Towers as an affordable rental alternative, I'm throwing this out there as its "condo-counterpart", if you will.

It's close to the beach areas, right off the Belt Parkway and 10 minutes to JFK.

A long commute to Manhattan but well beneath Viran's 2 mil budget.
Viran can use the money saved to buy a nice place in the Hamptons.
Or a two-bedroom in Brooklyn.
maybe a one-bedroom in Manhattan.

Flagg Court in Bay Ridge is nice with a tennis court but past its best days.
The rooms are small but the views are beautiful.

Only a suggestion - that & nothing more.

I too, am [well] past MY best days!

LOL at "Roachdale Village" - reason being that when I was getting ready to move to Flagg Court back in 1989, a number of people quipped that it was known as "Black Flag Court" for the same reason.

In all honesty, I did see some from time to time in the kitchen at night, but was able to get it under control, difficult as it was to distinguish between them & certain co-op board members.

2 bd/2bth with no 'awful' views is not enough information for 2 bux, and so yes it would run the gamut of what you can get.

High floor, low floor? sq-footage minimum? Good school district important? Particiular type of 'demographic' and/or lifestyle that you are interested in? etc

Sutton Place has the size and the view for less than your budget.
It does not matter what the ask is, comps tell the tale.
If your not BS yopur question has been answered.

I echo the comment about looking at the Sutton Place area as well as Beekman. There are large two bedroom/2 or 3 bath apartments in our building for well less than $2m. Depending on the floor, you will get partial views of the East River and easy access to the promenade. Several of the configurations also allow washer/dryers which was a deal breaker for us. A new Whole Foods two blocks away only adds to the convenience in our opinion. hope this helps...

Well, this just went into contract so not gonna happen for you, but 17B, same exact layout just a few floors down (similar views, just not quite as high) sold for just under $2mm. While the customization of this one is a little out there in my opinion (suited for a certain taste), beautiful apartment in a fabulous building. Not "prime" UES but very popular low-key area in Carnegie Hill.

Viran how about BPC like http://streeteasy.com/nyc/building/millennium-tower-residences. Downsides are higher monthlies, and its a land lease. Upside is very family oriented location, great park, pretty quiet at night, and hopefully prices will continue to go up as the business start up in the WTC.

Hi, Thank you all for your answers. I am sorry I didn't give enough details. I like Sutton place, but actually because it is a huge sum of money for me, I just want to be sure I am buying a flat that I will be easily able to sell back if needed. Therefore when I said no bad views, I meant no room where the view is so awful that people will be put off. It is a two bedroom, so it could by used by families. I am just trying to make sure I have all possibilities covered. I know it is impossible but I would like to make sure to get back my money and more if I sell.

Maybe it's just me but isn't the price just half of the equation if you do not consider cost of common charges/taxes?

A $2M place with $3000/mo monthly, for example, can be quite different from one with half the monthly.

Or do most people factor about $2/SF/Mo as a standard assumption?
