Breaking lease before coop board approval

I am in this situation where I have signed a lease (not yet received counter-signed copy) and am waiting for a coop's board approval. I would like to get out of the lease. The broker says I can't but he might be biased since he wants renewed business from the owner. Is a lease already a valid contract even if the coop hasn't approved the package and monies haven't yet been transferred?

but ask nicely and perhaps you will still be able to get out, albeit with some lost money for everyone's trouble. why not just try and fuck up at the board interview?
