Selling Agreement w/Broker

I've been trying to sell my apt on my own and have found a qualified buyer... but they got cold feet/aren't ready. I don't want to lose time and would like to move forward with listing the apt with a broker but would it be possible to negotiate a clause that if this buyer approaches me at a later date ready to go to contract that I am not obligated to pay a commission? Thoughts?

yes, and exclusion list would be standard.
