Hi Steam: I've been in the model unit, a higher floor unit (maybe 8?), and the PH while it was under construction. Happy to share my thoughts with you off board.

Location is decent
Street is nice
Building is nice
Kitchens are nice
Baths are ok
Construction was ok
I actually liked the 2nd floor model unit with the very high ceilings.
Problem with the lower units was the bedroom faced a brick wall 5 feet away
The upper units were ok - big staircase for an ok outdoor space
Living room ceiling was no where the height of the second floor unit.
If doorman is not important and you are fixed on this part of town its a good option but at a steep price while inventory is low
