The median for Turtle Bay one-bedrooms is $1,500. To pay much less than that, look at some of the large Tudor City buildings, or a no-doorman.
Nice building but problem building. Spend a little extra effort on your due diligence if considering buying in this building.
The recent sale of 5T is interesting. At 850 sq feet (see past sale/rental of the T line), this sale was $235 per sq ft! What a steal! Why was this priced so low? The apartment could not require $300,000 of work to make it comparable to the sale price of other T line and 1 bedrooms in the building.
5T's seller owns/owned several tenant-occupied apartments in the building, and all over town.
Don't know why the executors of someone who died in 2008 would buy this in 2013, but the guy did have interests in all kinds of real estate, so maybe some divvying-up going on.
349 East 49th St. is undergoing a welcome renaissance, with a new, proactive board, a new management company quick to respond to questions or requests, and a new live-in superintendent equally quick to respond and anxious to address any problems. Add to that an in-progress conversion from oil to gas heat that will reduce maintenance costs, and this 1940 building is one of the most attractive, centralized and convenient locations in Manhattan boasting sunrise river views, the postcard view of the UN and its grounds and at-door transportation.
