Your question is too vague. Starting points are a budget range, potential locations and number of bedrooms/bathrooms. Once you have this, do a streeteasy search and then ask somewhat more precise questions.
Start going to Open Houses of Units that appeal to you for whatever reason and the questions will naturally start to flow!
Buy near the beach or near Central Park! It Always goes up!!!! Right johnmiller?

Sorry, I wasn't clear. We are about to go into contract. We have been burned in the past by noise. Just trying to make sure we are looking for the right things as we do due dilligence.
w67 sometime early this am. guessing 4am.
Building financials. Any overdue payments from existing owners. Reserve fund adequacy. Any major impending repairs (roof, facade, elevator) which will increase the maintenance. Any noise issues or cranky neighbors which would show up in board meeting minutes. How well does the heating work? If you planning to renovate, board flexibility on this. WIll you be permitted a central ac if you so need/desire.
If you are particular about noise, do not get a street facing bedroom. Pre-wars have better noise control than post wars except for noise through the windows. Also, be prepared to spend some money soundproofing your doors.
What is the Local Law 11 compliance of the building (in as much detail as possible)- start by looking up the building in the Dept of Buildings database (Facade section) - or get your lawyer to do it.
What permits/complaints were out in the building- might tell you if a neighbor is doing major work or the building has a big project ongoing. Again, accessible in the Dept of Buildings site.
Check out the noise at different hours of the day.

Financials of the building?
requirements of the buildings? Debt to income value?
Number of unitsin the building?
Any litigations? Who is lending in the building?
All info should be verified by as many professionals as possible; real estate broker, lawyers and understood by the buyer.
history ofnthe building? How many units are sponsor owned? How many are rented?
