questiona bout condos/co-ops

Currently I have a part time job that pays about $500 a week ($2000 a month). My mom wants to help me move out and get my own place. Are there co-ops that would be willing to do the 'guarantor' thing? I would prefer the co op because it would be cheaper than a condo. I was looking to stay in the bergen county area (fort lee/hackensack)
