Reminds me of the guy that buys a 48 foot sailboat for $25K. Proceeds to pay $50K in repairs. Finds it needs an add'l $200K in work.

Then lists the boat for $175K.. and states I'll give you credit for $100K in add'l work the boat needs.

Sometimes when YOU ARE SELLING YOU NEED TO HAND OVER THE USCG TITLE AND A BUCKET OF MONEY TO THE BUYER.... I THINK 39G is such a case.
