Organize purchasers at 250 West Street

I am a purchaser of a unit at 250 West Street. I know we have rights under our contracts but I'd like to try to organize some of the purchasers to discuss Hurricane Sandy and make sure the Sponsor is taking appropriate steps as it repairs the damaged basement. The Cantor Pecorella folks are friendly and now being responsive but I feel the process is far from transparent. We can leverage our strenght together. Please comment on this discussion if you are a purchaser or have any ideas on how I may connect with other purchasers. I don't want to wait until things go wrong (after closings) to try to organize after the sponsor has taken its money. . .

tribeca: You are a good, stand-up person.
I hope you can organize your fellow purchasers.
Contact the assignment desk/RE editor at the NY Times and NY Post. Also the managing editor/RE writers at New York Magazine.
You might get some ink in the Press.

I wondered how much damage occurred. Haven't been down there but being right at the river I assumed lots of flooding. This does materially change the condition at the condo so you can speak to your lawyer if you want out.

Yes of course Truth.
It's just I wouldnt buy a Ben Shaoul product to live in at all.
I'd look to get out.

Aside from his other issues, when I think of his products;
I think of Tony Montana saying to Elvira, "What... it's a cadillac. She may have a few years on her but she's a cream puff."

Two other Shaoul productions that immediately come to mind;

THe A building that immediately had the pool leaking and mold problem aside from the afterhour crackhead parties;

I dont know the exact relationship but every new development project by Shaoul's seems to have been marketed by CP.

Every building that I do know on this list I know was Shaoul.
Yves,the A building, 133 west 22nd, and I believe the Grand Madison was though I dont see it on their page.

The names that make me think Ben Shaoul or association with; Cantor Pecorella, Elad group, Magnum, Ascend group, and an architect with an israeli name I forget.

In any case, you definitely want to band together if you can, regardless of who's involved.

truthskr10 this is not a Ben Shaoul Building its a Issac Tshuva building no connection sorry

Elad is a separate entity and its owned by this man Issac Tshuva a gaz station owner from Israel

tribeca: To get some ink by way of an article so other purchasers can read about your efforts to organize.
It will also put the developer on attention because the repairs will be scruitinized in the Press.
They will contact him for a comment. (He will decline to comment.)

It's a human nature story of a purchaser who chooses to stay but has concerns because of the track record of the developer.

Does this type of new development in this type of flood prone area stand a chance? Aren't there whole buildings downtown going to forever be uninhabitable? Gold Street, Water Street etc. ?

Any ability to assign a sales contract at 250 West? I am interested in a one bedroom in the building. I understand the potential problems caused by the Hurricane and I fortunately have the time to wait until the building is done.

Does anyone know if they did anything to deal with issues posed by future hurricanes or storms?
