Dual agency agreement for buyer with no broker?

Hi, I have been negotiating a deal with the seller's broker and now he sent me a dual agency agreement to sign. We had never discussed this before and so not sure why is he sending this now. Do I need to sign this? Any feedback will be really helpful. Thanks!

Can the seller's agent force me to sign dual agent disclosure in a co-op purchase?

We want to represent ourselves as principals, but the seller's agent is giving me a hard time about this.

She wants me to sign that she is my agent, too. But I don't even like her, she's best friends with the sellers, and I don't want her representing me on another apartment if this deal falls through.

Does anybody know how this is playing out legally these days?

So don't sign it.

This is not legal advice, but how this plays out from the agent side is that if the customer won't sign the disclosure form, we just generate a form that says that the customer won't sign and why.

Flute, the std dual agent form applies only to the single property in question. Agent has no way of even knowing where else you bid.

You don't need to sign a dual agency. The way that dual agency was explained to me is..The agent in question works for the seller and is the sellers agent. If said agent took you to other properties and then back to this one that you are interested in then it would be a dual agency. Dual agency is also applies if you were to be represented by a buyer's agent that is from the same agency as the sellers agency. In this case, it would be dual agency with designated sales agents.
