need a tenant lawyer asap!

Oh lord, my sister's landlord is trying to screw her out of her rent stabilized apt. He was supposed to send a lease renewal like, 90 days ago and her calls and emails are going entirely unanswered (although he is continuing to cash her rent checks - a good sign, I know). She has been there 10 yrs, never had a prob, never paid late. I know a great property attorney but no rental attorneys - please help guys and thanks so much in advance! ps - poor kid is in her final semester of grad school - quite literally the last thing she needs :(
