90% Financing co-ops and Service Release Premium

Hi All, I am in search of co-ops in Clinton or UWS that only require 10% down (90% financing). I know they are out there, but hard to find. Does anyone have a listing or know of any databases? Also, I spoke with a mortgage broker who mentioned that I may be able to have most of my closing costs covered if I went the condo route with a SRP (Service Release Premium). From what I understand this means I would pay .25% - .50% higher interest rate for funds at closing. Is anyone familiar with this? What all does it involve?
