It will be very interesting to watch how this sale develops. It was bought for $859,000 only three years ago, and according to the pictures then and now, the owner didn't invest any new money. Yet, he tried to sell it for $1.4bn 18 months later, and as one would expect, the price has come down ever since. Looking at the floorplan and adding up square footage, this apartment seems to have only 800 sq ft. of indoor living space. Which at a price of $1.175m, still adds up to almost $1,500/sq.ft. And then there's the high maintainance cost. I would be surprised if this apartment goes for more than $859,000. It would still be well above the average square footage price in the Heights, and not sure if Buyers are very keen on paying a premium for an apartment with $1,300 in maintainance costs.
