I would ask seller if there have been any leaks from or into the unit in the past two years.
Also if seller has made written correspondence to management or the board re noise from other tenants in the last two years. If so nature of complaint.
Obviously all this in writing, crafted by your lawyer.

Ask for the right to ask unlimited questions.

Also: Ask if there are any upcoming major expenditures - i.e., brick repointing in compliance with Local Law # whatever it is; a new roof, boiler or elevator repair, refurbishing or replacement. If there isn't an ample reserve fund (another question to ask), shareholders can get hit with a monthly assessment to cover these expenses. Good Luck!
