Not income-restricted.
The co-op became the owner of some apartments' shares when the co-op bought itself out of Mitchell-Lama. They've been sold as the apartments vacated. That'd account for some reduction in maintenance, and then there's the block front of commercial rents.
Taxes might be lower compared to buildings not designed as lower- or middle-income. (Note shortage of baths for a given number of bedrooms.)
If you get a look at the financials to see where the money's coming from, let us know.

I live in 100 West 94th Street, NYC. And I will be selling my apt. in a couple weeks.
