Has anyone visited or review the offering materials for the Purves Street Condos (44-15 Purves St)? Would love your opinion? How is the neighborhood?

Neighborhood is awesome and only getting better. Every couple of months a new place to eat opens nearby or by the water. This spring/summer with the two towers by Rockrose and TF Cornerstone opening, will really change LIC in a positive way.

Sorry, I haven't seen the offering plan for this building, so I can't comment on that aspect of your question.

neighborhood is awesome if you enjoy paying 600k for an apartment across the street from a huge empty lot with graffiti.

no plans for that lot yet, construction next door, construction behind you.

don't see the appeal at all if you want to actually live there. As an investment it may be good if LIC develops as planned

This place seems to selling well, likely as a result of the lack of new construction inventory. The largest units are the two bedrooms (1 per floor) and are only 965 square feet and the location (just south of an elevated approach to the 59th street bridge and directly across the street from a large empty lot [future construction site?]) leaves a lot to be desired IMO.

One more point, the asking price for the upper level units are $830 per square foot and up!

its not really asking price, that is the price. i inquired and they would not budge on the price knowing that they are getting full asking if not more for these units.

Thanks for the input, somen. I purchased a two bedroom at the Industry last fall and paid about $690 a square foot (albeit on a low floor) and was able to get the sponsor to pay all transfer taxes and throw in a storage unit. It amazes me how much the sales picture has changed in LIC in just 8 months! It seems the Vista is going for almost $100+ a square foot more than Industry (after factoring in foor location).

Sorry, I paid about $670 a square foot last fall. At any rate, prices seem to taking off in LIC.

Rumor has it that top floor prices at the Vista will approach $880. Hs anyone else heard this

I think the lobby, etc. takes up the first two floors and there is no 4th floor as the no. 4 is considered bad luck in Chinese culture. That still leaves one floor unaccounted for.

Mache - I'm not sure what you mean, the 11th floor units have only been on the market for about 30 days. And it looks like one 1 of the 1 bedrooms on the 11th floor has gone into contract.

mache- this is a new building and the developer is selling units floor by floor, starting with the bottom on up.

I'm also anxiously waiting for the closing to happen. My current lease is up by end of Nov...

I heard from mortgage banker that the closing will not start till Dec...there seems to be some delay in getting the certificate of occupancy from the city.

Has anyone else had their walk-through yet?

We did ours and one of the toilets appear not to be working (very weak flush). The contractor and the broker were non-committal about fixing it, however. Now I’m worried that this maybe symptomatic of a broader plumbing issue.

Wondering if anyone else has similar problems? This is definitely a deal killer for us if it can't be fixed.

Does anyone know when the building can get the certificate of occupancy from the city? It's almost end of January. So far there is still no closing yet.
