? about broker agreement

Are there any items that should be included or excluded in a broker agreement between the seller and the broker? Our broker lists a 7 month term for the agreement. There are no details in the agreement about how they will market the apartment. We are working with a mainstream brokerage house, but I wanted to check here for feedback nonetheless. The apartment for sale is in Manhattan. Thank you.

I would suggest to make sure that: 1) they make at least 4 OH per month 2) they will continue showing the apartment until you have a signed contract (many times they just have an offer and don't want to show anymore..) 3) they get a reduced commission for a direct deal 4) they provide professional pictures, floorplan if you don't have one 5) You can cancel the agreement with X days notice and no penalties/costs after 3 months if you are not satisfied.. Also once they list the apartment and especially when you have an offer CHECK what they are doing, ask a friend to send them appointment requests from see if they would still show the apartment...

I think if they're offering to market you apartment for $x fee -- it's fair to ask what $x fee will buy you -- I would ask for some written details on that marketing plan.
