Not that Zillow matters but any idea why their zestimates dropped so much?

The abbey is an unusual property and situation.
I looked at a couple apartments there 2 years ago.
The building is a rare downtown gem. Some apartments are quite majestic though very poor light and pricey maintenance.
But it's a poor example for this thread as the owner of most of the units for sale and rent is one entity.
One entity who's been sitting on the inventory a while and wants some kind of income.
The sales asking(s) are too high but they seem willing to wait it out.
I can't believe 6b is back on the market 6 months after a purchase that came after being 2 years on the market. It was seriously overpriced and the square footage is much less than advertised and angled walls make it feel even smaller.
I almost bought 1F 2 years ago which went for a good price at I believe $1.5m. It was heavy on the amount of bathrooms. 2 bed 4 bath. How many times you hear that in NYC?
But this was the apartment that changed my priority for sunlight on my punchlist and moved that aspect up several rungs. It was dark. too dark.
An ideal night club rock star afterhours crack den but that's it.

215 e 96th is both on 96th street and I believe a land-lease situation. The abbey doesn't allow pets, iirc. Also, there's a lot of kid action on that block, and I wasn't fond of it. Horribly rude and entitled group.

The problem with 6b, the one you refer to, is that even on it's best day, it's no more than 1000 square feet of interior 350 square feet of exterior. Yes basically 1 bedroom.
I don't know how the offering plan justifies the 1726 square feet. I think even NWT might have trouble solving that riddle.
And whomever bought it 9 months ago may be trying (emphasis on 'trying') to capitalize on the single entity's monopolistic control and inflated asks on the rest of the building.
THere's a reason it sold 9 months ago for $1.3m. After 2 years of hoping to catch someone without a ruler. I don't think they'll have different luck.
