Renting a Condo - Maintenance/HOA Fees

I have a few questions when it comes to renting a condo vs an apartment rental. Are the HOA fees paid by condo owner during your lease term (I'm assuming they include that in the rent)? Also, for interior maintenance...is that handled by the condo owner if a problem arises? Do most Manhattan condo associations outsource maintenance - as in you pay monthly for a company to do any necessary repairs as they arise?
