problems with general contractors

Hi - I am building a house in East Hampton and having a lot of trouble with my GC. He just seems to be forgetting things I ask him to do with the house. He seems not to care. We are about 85% of the way finished with the house. We went last week to see it and there were chips in some of the doors; issues with some of the trim being seamless. I asked him for the past 4 months to add some trim on the top "lips" of some windows and he just hasnt done it. Is this par for the course? Or is this a real problem? Whenever we do a walk through the house with him; he doesnt take notes; so I have to take notes and then spend an hour the following day summarizing it for him on an email. Then he takes weeks to do anything on the summary!!!

Would be curious to know if you have made the final payments seeing you are almost done. Hopefully from your perspective, you have not. Is it one of the big boy contractors or a much smaller one?

This is what typically happens when they are about at this stage. The money you owe them is no longer "profit" to them - actually the remaining work they do probably costs them money so they slow down to the point where they hope you will forget about it and move on. He is probably already on the next project too. Just hold back the money and hope for he needs it enough to finish. Worst case you have to hire someone else to finish the job. In the future, negotiate the contract to leave as big amount of cash as possible to finish last 10% so it'll be worth their while. Good luck.

hi guys - no, its not a big name guy.... and I have about 10% of the contract price left to pay.

My wife actually bit into him pretty hard...and now, all of the sudden, he is getting in gear. THis was 3 days ago; so i guess Ill see if it works!
