Discussion about The Princeton House at 215 West 95th Street in Upper West Side
I know people who live there and I, myself, have looked at apartments there. The apts are all late-80's era cookie-cutter apartments which would need major overhaul by now (if not done already). Floors are typically cheap parquet. Building itself is 'A' in a 'B-' location. That stretch of B'way still seems low-rent and blighted to me. But you cannot beat it for public transport to easy access to Westside Highway to make a relatively stress-free automotive exit from the City. Building also owns air-rights to the building on corner of 96th/B'way to north views are protected. Prices in this building have maintained their value and seem consistently strong.
thanks so much for your advice uwsbeagle! You mentioned you have looked at apts in the building - what made you not pursue it further? is it just the B- location or are there better alternatives in the area? thanks so much!
At the time I was looking at 1br apts. The unit I looked at was on the 4th floor facing Bway. It was noisy and had no views other than the sad row of shops across Bway. I think WEA is an overall much better alternative than Bway; it is still close to shopping/transport yet away from alot of the blight (especially along that stretch of Bway). I ended up buying a 1br on WEA which I kept for several years before buying a 2br/2ba in the vicinity.
Seems like kind of a lot of units for sale. What’s going on?

to lock in the profit
Per today's SE listing, only 9 units (half of which are in contract), out of 215 in building. ~4%, which isn't out of line in large building. The units not in contract are relatively new listings , with one exception which is clearly a special case (tenant in place). Some of the blandest interiors I have ever seen (possibly excepting 11LM).
Do a lot of students live here, either as renters or whose parents own their apartments? Wondering if there is a dorm-like atmosphere.
