alright peanut gallery what do you think a decent offer would be on this place. Teunis Bergen school is mediocre, but getting better... bike room is a shit show and the roof is carved up into small spaces shared between floors, but it's a nice nice view... Bedrooms, even the master, are small, IMO. (that may be why the only picture can't even get the whole bed in the shot).

Current owner appears to have picked up for 500K in April 2008 (was the market really ‘hot’ at that point – I recall that was a ‘high point) Now they ask 649K 3D (smaller) sold in June 2012 @ 553 sq ft
If you just want it, I wouldn’t go much higher than 550-575K. If you REALLY want then go to 600K. Seems expensive and ‘squishy’ but that is Brooklyn these days. Prospect Heights is a very nice hood and you will be close to the best attractions (Museum, Garden, the PARK – critical if you have kids/dogs). Good luck! The low interest rate will help (presuming you are financing).
btw: That you speak of school makes me wonder - are you squeezing a child in there with you? I do not know District 13 schools but if you are willing to spend this amount on small 2BR, why not look near PS 107, PS 10 in South Slope. You may find something comparable, no? Those schools are hugely popular and do not rule out the new "PS 321 annex" on 8th St and 4th Ave. - that school will succeed given the population that is moving to the area that it will serve.
