So: $4.75M - $4.575M - $475K = -$300K. On down payment of $1975K, that's a loss of 15%.
SPY did +15% over that period, so 30% under-performance relative to stocks. TLT did +45% over that period, so 60% under-performance relative to bonds.

Just playing w/ 300_mercer. He started a fun set of threads, interesting to see the outliers. Mostly seem to be new developments, with one reno? If this one is any indicator, seems to be more an IPO pop than anything else. I.e., out-performance mid-2009 to late-2012 versus market-tracking early-2011 to late-2012.
