It's a two bedroom in Yorkville well within comps. So the problem is?

it's not even a real 2 BR - looks like a very oddly converted one bedroom, where they sliced off a piece of the living room to make a second bedroom

it's a 700-750 sq ft 2 br. at $1K per sq ft, it is rich for that area. i would like to get the wide glasses the broker wore when indicating this is 950 sq ft. i also never knew a shoe box kitchen can ever be considered a "Chef's Kitchen".
