Do independent inspection and appraisal or not?

Discussion about
For a buyer looking to buy a co-op/condo in Manhattan, how important/advisable is it to get an independent inspection and an apraisal done? I understand the lender does their appraisal as well, but inspection I guess isn't done per se. Also, when is the right time to do it? Before signing the contract obviously?

Before signing make sure you checked for any stains on the ceiling for signs of leak, check the outlets to make sure they all work, and check the heating/cooling system to see if it needs to be changed. You may also want to make sure the fuse box is up to date so you don't need to spend tens of thousands upgrading later.
