01/09/2009 in contract (buyer avoided SPX decline by keeping the money to buy the apt, but ignore this). $1.97mm. Sold $2.98mm.

What if the buyer wanted to continue to live in this apt (no transaction cost related to sale either). Do not forget $500k is tax free in this case.

Blimey, it's the same building as last time. You know, the one that we established had a new development "IPO" pop. The 2009-2012 sale had a big increase. The 2011-2012 sale had only a 4% increase.

You might as well start posting apts from 15 CPW too, start talking about how hot the UWS market is having doubled from pre-2008 levels.

Then, back up the argument with AIG stock. Followed by Bear Stearns. Etc.

Completely wrong nada. The building was fully functioning in 2009 before the contract. Analogy to iPo does not work.
